The first time was a few years ago when the market was struggling to come off the bottom of the big bust, and this property had a few challenges – having started out as a cabin way back when and added onto in klugey kind of ways. We are so glad that we listed our home The Herrmann Team. As flat fee realtors, they provided full service at a fraction of the cost. At every step of the way, from listing through closing, Jim and Dory were honest, informative, patient, and professional. Their knowledge and attention to detail were invaluable. They arranged for a professional photographer, communicated effectively with potential buyers, and prepared us for the closing well in advance. Selling and moving are always stressful, but The Herrmann Team helped to lower our stress. For example, when we had to remove our house from the MLS due to a medical issue, Jim and Dory were completely supportive. And when we made some upgrades to our home—such as remodeling a downstairs bathroom—Dory explained that we would need to provide documentation, as well as liens for material and labor. At the time, I was annoyed at the paperwork required, but when it came time for the closing, I really appreciated Dory’s advice. Don't be afraid of the future! Flat fee realty may not be the norm (yet), but don't let that dissuade you from working with The Herrmann Team. We sold our home in less than a week and saved a lot of money. We consulted with a traditional realtor and were given a laundry list of things we needed to do to sell our home. Our consultation with Jim Herrmann was much different. We were given the key things to update and he recommended a price that was 8% higher than the traditional realtor quoted. We ended up getting above our list price! If we had gone with the traditional route, we would have listed for less and paid more fees to do it. Jim knows the market given the number of homes they sell and it showed. The whole Herrmann team was responsive and got us through the process as seamlessly as possible. Highly recommended!

Our Home Avenue experience - We admit we were a little skeptical trying a different way to sell our home, it all sounded too good to be true, flat rate? We’ve sold three homes in the past 7 years and we were tired of watching all our proceeds go to the realtors. We had one home sold in 7 hours and the real estate company walked away with over $15K. Our recent sale had two realtors tell us we couldn’t get more than $250K for our home, all based on comps. But wait, our home was different! We used Jim & Dory to both buy and sell. Ended up saving thousands in commissions and got a nice buy side rebate. Didn't feel like we compromised whatsoever in agent quality. They gave helpful advice throughout the process, and clearly were looking out for our best interests. We sold for higher than 3 "full commission" agents told us to list. On the buy side Jim gave us useful opinions on all of the properties we looked at. By no means was just an order taker, or pushing us to buy a house as quickly as possible. He made sure we got the right house for our long-term needs and didn't make a mistake.

We called Jim to look at one of his listings. He was very up-front in letting us know that if we already had a realtor, he would be unable to show us the listing and our realtor would need to show the property. However, we did not have one and Jim showed us the property. While we were not interested in that particular property, Jim was very engaged and up-front with some issues the property had in the past. Jim spent as much time as needed with us. He was very honest and knowledgeable about the area we were searching. We were up-front with Jim that we were not even sure if we were going to move but would if the right property would become available. We called Jim a couple weeks later for another meeting and agreed to have him represent us. His process for sending properties for our criteria worked flawlessly. We were able to review properties that fit our criteria and narrowed our search from over 80 possibilities to five. This made the best use of our time as well as Jim’s. We spent one day looking at those five properties. Jim is very knowledgeable and provides very honest opinions on properties. Even if we liked a certain property, Jim provided his candid feedback. We made an offer on one of those five properties and Jim worked well with our thoughts and his throughout the negotiation process and got the deal past the finish line with zero issues.

Since that deal went so well, we were more than happy to have Jim and Dory list our house as well. Their process on the sell side was just as smooth as the purchase side. Even though it was our home for over twenty years, Jim and Dory provided candid comments on issues they saw with our current home and how we could fix them to attract buyers. Jim knew the market prices well and went through extensive conversations with us on list prices. Again, he listened and made recommendations and we agreed on a list price (lower than Jim suggested but we ended up selling higher than the list price…Jim was right again). We listed our property on Friday evening, had five offers on Saturday, and a signed purchase agreement on Saturday. Jim and Dory explained the pros and cons of each of the offers but in the end, they let us make the call on the offer to accept. From the time of the signed purchase agreement to the closing, everything went smoothly.

When deciding to sell our home, we did significant research regarding leading real estate agents, real estate commissions, and FIBO (for sale by owner) options. We decided to sell our home by ourselves in 2013 and engaged with Jim Herrmann at Home Avenue to help us with the MLS listing as well as do the closing paperwork. Jim and his assistant Dory worked with us to provide signing, establish the initial listing and make adjustments to the MLS details such as open house days/times and listing price. When we accepted an offer, the process was quick and very much organized - title work, closing documents, etc…
